Market Update October 2026
Greater Vancouver Real Estate Market Update – October 2026
The Greater Vancouver real estate market continues to offer buyers more choice and negotiating power as we move through October 2026. Based on September 2026 market statistics, home prices across Metro Vancouver remain below last year’s levels, while inventory remains relatively high across detached homes, townhomes, and condos.
For buyers, the current Vancouver housing market may provide opportunities that were much harder to find during stronger seller-market conditions. For sellers, proper pricing, presentation, and marketing remain extremely important when competing with a larger number of available properties.

What Does This Mean for Buyers and Sellers?
Overall, the Greater Vancouver real estate market in October 2026 remains favourable for buyers. Higher inventory, longer selling periods, and lower benchmark prices compared with last year give buyers more time to compare properties, negotiate terms, and potentially secure better pricing.
For sellers, homes can still sell successfully, but pricing strategy is critical. Properties that are positioned correctly, professionally marketed, and priced according to current market conditions have a much stronger chance of attracting serious buyers.
Real estate conditions can vary significantly between neighbourhoods and property types. If you’re considering buying, selling, or investing in Vancouver, North Vancouver, West Vancouver, Burnaby, or Coquitlam, understanding the local numbers can make a significant difference in your decision.
